Bayside Board of Directors Meeting – June 16, 2009

I attended the Board of Directors meeting this month where several topics that financially impact the association were discussed.

The normal agenda topics were covered and the following major areas were discussed.

  • The president addressed a question regarding the status of the Pavilion and it appears that the details are still being worked out. The current plan is to start construction in mid-July and complete the work in two weeks. 
  • Association financial status reamins unclear
  • Removal of the Islands at the entrance to Bayside is still in the works

ORLANDO, Fla. – May 27, 2009 – Florida’s existing home sales rose in April – the eighth consecutive month that sales activity increased in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors® (FAR). April’s statewide sales showed gains over the previous month’s sales level in both the existing home and existing condominium markets.

Existing home sales rose 18 percent last month with a total of 13,111 homes sold statewide compared to 11,133 homes sold in April 2008, according to FAR. April’s statewide existing home sales were slightly higher than statewide activity in March.

Florida Realtors also reported a 21 percent rise in statewide sales of existing condos in April; existing condo sales last month increased 6.2 percent over the total units sold in March.

May 2009 Property Sales Statistics
(Destin, South Walton West, North Santa Rosa Beach)
Overview- Property sales in our area remain muddled. They are still sluggish and considerably behind last year this time, but showing some improvement each month. Although the total numbers of sales are lower this month than last month, slightly more expensive properties and condos sales improved.  
 
Monthly Sale Comparison
May 2009 sales reflect mixed results – lower numbers of sales than last month and last year this time. Numbers of sales in May 2009 were about 11% less than April 2009. The numbers of sales in May 2009 are about 20% less than last May and the average property sale price is about $172K less than last year.

May sales continue to have significantly lower volume and average price than last year but the trend of higher dollar volume and higher average price than previous months in 2009 continues. The May 2009 Monthly volume is about $2M more than April and average sale price are up about $60K compared to April 2009.
